Expert solutions for challenging installations

Where external constraints demand under-structure attenuation systems, specialised expertise for design, installation, and maintenance is required. That’s because under structure systems, especially those sited in the building’s foundations, raise complex questions relating to structural integrity, water management, inspection, and maintenance. Start with the car park
Where possible, design the car park on the lowest level of the building, directly above the attenuation system. This is because the underlying soil is likely to have already been evaluated for both the structure’s foundation system and the required load bearing capacity. Crucially, the car park also allows for easy access for inspection and maintenance, which is essential for maintaining the performance of the system. It is important that such systems are installed above the seasonal high groundwater level, even if buoyant conditions can be managed.

No standard specifications
Currently, there are no standard specifications for installing stormwater attenuation systems beneath buildings. Pipe manifolds and connections into the attenuation system should conform to standards such as BS EN 752 and BS EN 16933-1, with additional guidance from relevant pipe and attenuation system manufacturers.

Structural integrity and loading
It is vital that the attenuation system does not adversely affect the structural integrity of the building, and that no structural loads – however minimal - are transferred from the building, whether through piers, columns, footings, or walls etc. Proof rolling and temporary shoring may also exceed the allowable loading on the attenuation system, and never use a mat or raft foundation, as a continuous slab will transfer the weight to the underlying soil.

Liners
To create a fully contained system, liners may be necessary to prevent water exfiltration into the soil or foundations. Common liner materials include PVC, LLDPE, EPDM, or geosynthetic clay liners. If a liner is not used, geotechnical and structural engineers should evaluate soil conditions and foundation impacts to ensure water does not adversely affect the structure.

Inspection
Inspection is recommended during installation, backfilling, and 30 days post-installation. Construction activities, such as foundation work and crane operations, must be carefully managed to avoid placing excessive loads on the buried system.
